The site was allocated as Green Belt and had title connections to surrounding land parcels. Major challenges included high-wall mining issues, noise impact from nearby highways, a pylon crossing the site, and level differences affecting drainage.
Our focus was on securing the site’s allocation in the local plan while identifying the high wall to design an initial layout that enabled development around it. We also began the process of relocating the pylon and partnered with Yelcon to submit the planning application and progress the site’s development.
