The site was designated as white land and open space in the local plan. It included an abandoned dwelling, various outbuildings from multiple former businesses, and presented several challenges—such as rights of way issues, flood risk, severely overgrown vegetation, and an unregistered land parcel.
Our focus was on supporting the site owners in removing existing businesses from the yard and clearing overgrown vegetation. We gathered evidence to demonstrate that the site's open space designation was not valid, which strengthened the planning reports. Adverse possession for the unregistered land was successfully submitted and confirmed. All identified constraints were then handed over to Eccleston to proceed with the planning submission and secure approval.
