The previous site owners spent over 10 years trying to unlock the site's development potential. Key challenges included multiple land allocations, flood risk, proximity to a railway, invasive species, ground stability issues, and the need to relocate pylons. Further complexity came from low £/sqft values, limited demand, and ongoing viability concerns.
We partnered with a planning consultant to successfully reallocate the land for both housing and commercial use. To improve viability, we brought in Aldi, whose investment helped fund key infrastructure costs. In parallel, we partnered with Gleeson to deliver affordable housing, strategically splitting the site into commercial and residential phases.
